The Des Moines real estate market is constantly changing.  The information on this page is updated at a minimum weekly.  The sample chart you see to the left is a comparison of 2010 Pending transactions for residential properties to 2009.  The blue line represents the number Pending sales in 2009.  The red chart indicates 2010 Pending sales and how they measure up to 2009. 

A Pending sale is an accepted offer between a buyer and seller.  Pendings are a measure of market activity.  It is essentially the beginning point of a real estate transaction.  It's important to note that not all Pendings make it to closing and become a Sale.  For example, a if a home doesn't pass a home inspection, the Pending sale can fall through.  If the home doesn't appraise or if the buyer is denied formal loan approval, the Pending transaction is cancelled and the home typically goes back on the market.

Each month I produce this chart.  It breaks down residential sales by price range.  The Red bar reflects the number of Active homes for sale in that price range.  The Yellow bar is the number of homes that went Pending that month.  Next to each of the price range  bars is a notation that shows the number of months of inventory in that price range.  This is the number of months it would take to sell all the Active homes in that price range at the rate that homes are selling that particular month.  The last number in the notation is the average days on market of the homes that went Pending.

This chart is updated right after the first of each month.

This chart has become quite popular.  It displays home inventory and sales statistics broken down by areas.  There are two charts that display.  One is residential homes and the other is condo/townhome properties. 

In addition to displaying the current number of Active homes for sale and Pendings, the number of Solds are also displayed here along with the Average Sale Price and Average Days On Market.
